PROPERTY NEWS: Tropicana Corporation Berhad launches the final villa series in Tropicana Aman, Kota Kemuning

Key takeaway: Tropicana Corp Bhd has unveiled the final villa series of its 863-acre Tropicana Aman township development in Kota Kemuning. The series, dubbed Hana Residences, includes 130 two- to three-story bungalows and two-story semi-detached houses. Lot sizes range from 45ft by 80ft to 80ft by 100ft, and unit sizes range from 4,004 to 9,052 sq ft. They start at RM2.34 million.

Hana Residences, with a total gross development value of RM403 million, is set to be completed in the third quarter of 2025.

"We named it Hana Residences for the range of meanings of the word 'Hana', from 'flower' in Japanese to 'happiness' and 'bliss' in Arabic. It was developed along three design principles, namely Hearth, Habitat and Haven, addressing the pillars of home, surroundings and amenities," said Tropicana Corp deputy CEO Joanne Lee in a press statement on Tuesday (Nov 15).

She explained that the three pillars, Hearth, Habitat, and Haven, express Tropicana's distinct development DNA within Hana Residences, with the first, Hearth, addressing design elements such as north/south orientations for passive cooling and double volume ceilings in dining and living spaces. Furthermore, smart home features provide owners and residents with convenience.

Meanwhile, the pillar of Habitat governs the surroundings of Hana Residences, which include conducive amenities such as a Linear Park, Central Garden, pocket parks, and more, as well as multi-tiered security for peace of mind.

Finally, Haven incorporates the numerous pull factors of the surrounding Tropicana Aman township, which is designed as a serene, self-sustaining walking and biking community, fostering active and sustainable lifestyles while reducing overall carbon footprints. In addition, a recreational centre and two educational institutions, Tenby International School and SJKC Bukit Fraser, are nearby to meet the community's growing needs.

"As Tropicana Aman's final landed residential offering, we sought to differentiate Hana Residences by sitting it on elevated ground as a private enclave overlooking the surrounding township, in line with our core mantra of Redefining the Art of Living," said Lee.

Tropicana Corp's T.Living programme also provides bespoke home personalisation services for the development. Hana Residences owners can personalise their homes with "Bella," a darker theme for stylish, sophisticated aesthetics and a modern palette, or "Charisma," a lighter theme for soothing colours and a sense of tranquillity and harmony.

T.Living's other packages, such as "Protection" for resident security, "Smart" for smart home, "Comfort" for cooling, and "Eco" for sustainability needs, allow buyers to further customise their homes.
