PROPERTY NEWS: Sunway City Ipoh to develop expansion plan worth RM4 billion in Ipoh

Sunway City Ipoh is planning an RM4 billion expansion to assist the city's long-term socioeconomic growth.

Wong Wan Wooi, executive director of Sunway City Ipoh, unveiled this proposal recently at a special buyer's appreciation dinner hosted at Sunway Onsen Suites in Ipoh.

Wong stated that Sunway City Ipoh is currently worth RM2 billion in gross development value, with an additional RM4 billion in gross development value planned for the next 10 to 15 years.

The construction of Ipoh's largest shopping mall, with a gross floor area (GFA) of more than 1 million square feet and more than 2,000 parking spaces, is one of the upcoming initiatives.

The mall will have a supermarket as an anchor tenant, a gourmet garden, a cineplex with 10 halls, a convention centre, a bowling centre with 32 lanes, an ice rink, and rock climbing facilities.

Sunway City Ipoh will also construct an educational complex on four acres of land.

Medical facilities will be improved as well, with an eight-story Sunway Medical Centre Ipoh with 260 beds and eight operating theatres set to open in 1Q2024. The first phase will have 187 beds, while the second phase will have 73 beds, a GFA of 448,000 square feet, and more than 650 parking spaces.

In the meantime, Sunway Property will launched a flexi-terrace development 300m from the medical centre with 168 duo residences that is "aligned to the Sunway Design and Development Architecture created and curated based on four key pillars - Sustainability, Innovation, Health & Wellness as well as Lifestyle and New Experiences."

The 1,300 to 1,900 square foot residences will be available in the gated and guarded development when it opens in 2023.

Given that the first Sunway Onsen Suites tower had a take-up rate of more than 98%, Sunway Property will also debut two additional Sunway Onsen Suites skyscrapers.

The removal of seven traffic lights, which will be replaced with U-turns, will drastically reduce travel time.

"Sunway City Ipoh aspires to be the largest "R&R" for North-South Expressway travellers, with up to 4 million vehicles expected during peak season." We are already receiving a lot of interest from various significant F&B operators, including more drive-thru F&B outlets in addition to the current McDonald's and Starbucks here, as a result of the better connectivity," added Wong.
