Said Ministry of Finance Malaysia in the press release for Malaysia Property Market Report (First Half Year 2021), there were 92,017 transactions worth RM34.51 billion recorded in the review period, increased by 22.2% in volume and 34.7% in value year-on-year for all residential properties.
Performance across the states improved in the review period. All states recorded higher market volume except for WP Putrajaya. The four major states namely WP Kuala Lumpur, Selangor, Johor and Pulau Pinang formed about 50% of the total national residential volume.
The improvement in sales performance probably attributed to various measures by the government such as incentives of the Home Ownership Campaign (reintroduced from 1 June 2020 – 31 Dec 2021) and low OPR. 2
The needs of home buyers have changed over the years, and many are willing to invest to get the best home in terms of the neighborhood, unmatched security, and home comfort — that being said, a semi-detached home has the best potential to offer. It shouldn't come as much of a surprise that semi-detached homes are majorly over RM1.0 million. Home buyers are not just buying a home, they are buying a lifestyle.
