Often, home buyers will expect a semi-detached home at a high price. In terms of status, semi-detached houses are definitely more prestigious than other types of houses. Luxury prices are associated with an unparalleled living experience - a home with a garden, its very spacious size, an elegant concept that typically has a larger expanses of glass and quality materials, as well as premium finishes to meet personal lifestyle needs.
Among other states, home buyers are mainly scouring the Selangor area for semi-detached homes. This trend has impacted the price movement in which highest risen price was recorded by semi-detached house with approximately 200% increment in 10 years. 2
The mean and median price for semi-detached homes in Selangor are RM1,108,995 and RM960,000 respectively. Relatively connected with the location, the prices for semi-detached homes sited in a mature location with great accessibilities and nearer to the city are much higher.
Still popular today amidst the COVID-19 outbreak, semi-detached homes contributed to the increased sales performance for new launches of all property types recorded at 24.7% compared to H1 2020 at 12.9%.2 You might expect a slower take-up rate for semi-detached residences, but this is not the case for semi-d projects especially in the Petaling district. The vast land allow developers to craft unbeatable living experience with semi-detached homes from different concepts.

Said Ministry of Finance Malaysia in the press release for Malaysia Property Market Report (First Half Year 2021), there were 92,017 transactions worth RM34.51 billion recorded in the review period, increased by 22.2% in volume and 34.7% in value year-on-year for all residential properties.
Performance across the states improved in the review period. All states recorded higher market volume except for WP Putrajaya. The four major states namely WP Kuala Lumpur, Selangor, Johor and Pulau Pinang formed about 50% of the total national residential volume.
The improvement in sales performance probably attributed to various measures by the government such as incentives of the Home Ownership Campaign (reintroduced from 1 June 2020 – 31 Dec 2021) and low OPR. 2
The needs of home buyers have changed over the years, and many are willing to invest to get the best home in terms of the neighborhood, unmatched security, and home comfort — that being said, a semi-detached home has the best potential to offer. It shouldn't come as much of a surprise that semi-detached homes are majorly over RM1.0 million. Home buyers are not just buying a home, they are buying a lifestyle.
