PROPERTY NEWS: MRCB launches Ipoh Raya Integrated Park, a sustainable integrated logistics park in Perak

Key takeaway:

Ipoh Raya Integrated Park is the first venture into the industrial and logistics business by developer Malaysian Resources Corporation Berhad (MRCB).

The property section of MRCB, MRCB Land, will oversee the development.

In a statement, MRCB said that the 832.38-acre integrated park diversifies the region's economy and shifts the emphasis away from green, transit-oriented high-rise commercial and residential complexes. The development, it was stated, will have a very positive effect on the neighborhood's economy and is anticipated to generate some 15,000 new job possibilities.

At the inaugural event on June 9 where Memorandums of Understandings (MoUs) were signed with three major partners of the development — Aerodyne Group, Hi Wealth Labs Sdn Bhd, and Lorry.com — Perak Menteri Besar Dato' Seri Haji Saarani Mohamad was present.

"We warmly greet and wholeheartedly support the creation of Perak's Ipoh Raya Integrated Park. We have established six critical areas of concentration for the state as we work toward economic recovery, including luring new investors, generating job opportunities, and speeding up the adoption of technology.

We are confident that Perak will continue to grow and gain recognition as a key hub for investors and multinational corporations alike with the introduction of the Ipoh Raya Integrated Park, said Haji Saarani at the launch. "The Perak Government is working closely with various agencies and the private sectors to achieve our targets," he added.

The chairman of MRCB Land, Tan Sri Mohd Annuar Zaini, stated that "The Ipoh Raya Integrated Park will lay the foundation for our entry into industrial and logistics development, a segment of the market where we believe there will be much demand over the next few years from multinational corporations looking for large, strategically located, custom developments meeting their sustainability requirements."

He continued by saying that the project's development and connection to the strategic partners are also consistent with the company's strategy of promoting Bumiputera businesses and giving up-and-coming digital enterprises a platform to improve their capabilities.

The property is conveniently located 14 km south of the city of Ipoh along the East-West Highway and the North-South Expressway, two key national thoroughfares.

Within a 15 km radius of the integrated park are major transportation hubs such the Ipoh and Batu Gajah Komuter (KTM) stations, Sultan Azlan Shah Airport, Lumut Port, and the residential and business districts of Simpang Pulai and Ipoh.

Green building index (GBI) certified buildings, green streets, and an active Central Park will all be included in the energy-efficient integrated logistics park.

There will also be the introduction of cutting-edge solutions including Industrial 4.0 adoption, 5G enabled Internet of Things (IoT), and smart industrial systems.

The six phases of the Ipoh Raya Integrated Park will include a number of important development areas, including an agro-based industrial hub, a logistics hub, managed parks 1, 2, and 3, lodging facilities, and facilities for technical, vocational education and training.

The logistics hub, which is Phase 1 of the integrated park, is scheduled to be finished in 2028.
