PROPERTY NEWS: Mah Sing's landed properties in Selangor recorded oustanding take-up rate

Since its May 2022 opening, all 262 double-storey terrace residences in Phase 1 (Camellia) of the M Senyum project by Mah Sing Group Bhd have been fully taken up.


According to a media release from the developer, Phase 2 (Camellia 2) has a 96% take-up rate as of last weekend.

M Senyum is a 100-acre land-based residential development in Salak Tinggi, Selangor, with 1,176 land-based residential units in total. The 4-bedroom, 3-bathroom Camellia 2 residences start at RM495,000 and include built-ups ranging from 1,555 square feet to 1,761 square feet (20ft by 65ft and 20ft by 70ft).

"The group purchased this development land last year for about RM656 million in total gross development value. We will keep looking for suitable land for our reasonably priced M Series residential development because we are aware that the market is demanding affordable-priced landed residential developments in the Klang Valley," said Mah Sing's founder and group managing director Tan Sri Datuk Seri Leong Hoy Kum, adding that the government's introduction of the i-MILIKI initiative is also timely.

In addition, Mah Sing's H.O.M.E. campaign, which was just introduced, allays the worries of homebuyers by enabling them to secure their houses with reduced monthly payments, speedier loan approval, and waived stamp duty. Making homeownership simpler, especially for first-time homebuyers, is the common objective of both i-MILIKI and Mah Sing's H.O.M.E. campaign," noted Leong.

"The market clearly needs this, as seen by the strong take-up rates of Camellia and Camellia 2, and we are convinced that M Senyum will continue to do well."

Mah Sing is already accepting registrations for its 139 units measuring 20ft by 70ft from Phase 3 of the Rosalia show units, which will be unveiled in the fourth quarter.
